 A Standard Inspection is a visual examination of the physical structure and systems of a building.         

We offer a number of optional services that go beyond the Standard Scope.

Standard Inspection

During a standard inspection, the inspector evaluates and reports the condition of the following as per the TREC Standards of Operation. *foundation *grading/drainage *roof, roof structure *interior and exterior walls *ceiling *floors *doors *windows *electrical systems *plumbing systems *fireplace/chimney *water heater *heating and cooling equipment (temperature permitting) *built-in appliances Only those items that are visible and accessible by normal means are included in the report. STANDARD INSPECTION STARTS AT $350
Home size, age, and special features, and add on services may increase the overall inspection cost.

Sprinkler System Check

We will run your system to make sure all your zones are working and identify any broken/malfunctioning heads. (weather permitting)

Builders 3 Phase Inspections

3-Phase inspections help you to avoid sub-standard work before problems are covered up. Reduce your Warrantee exposure by providing excellent quality to your customers. 

Property management

If your property is vacant, or you plan to be away from home for an extended period of time, we can visit the property periodically to ensure that everything is OK. If we find a problem needing immediate care, we'll contact you and arrange remediation of the problem.

Foundation Baseline

Texas expansive soils are not Foundation friendly. A Foundation Baseline Measurement documents the condition of the foundation, and can be used to tell if you have an immediate concern, or just need to monitor changes over time.

11 Month warranty inspection

If you have a Builders or 3rd party home warranty, get covered items inspected and repaired, if necessary, before the warranty expires. 

DRONE INSPECTIONS

Whenever possible, the Inspector will walk the roof for an up close inspection of the roofs overall condition. Some roofs however, should not be walked. Very steep roofs or those with no access under 16 feet are not safe for the Inspector to walk. Tile or cedar shakes are brittle and can be damaged by walking.
If the Inspector determines it is not safe to walk the roof, a camera drone will be used instead. The Drone is capable of recording high resolution video and photo images for examination off-line.
Inspectors are FAA part 107 certified Pilots and are subject to FAA rules and regulations while flying your roof.
